Employing Contractors and Subcontractors
Regardless if you are involved in a large or small building project, it is more likely that you will have to engage the services of a subcontractor, contractors, or both. However, what do a subcontractor and contractor do, and how will they be able to make sure that you will hire the proper person for your project? In the most general of the terms, a contractor is a person who agreed of fulfilling the terms of a binding contract or agreement legally. Most commonly, a contractor is referred to a person in the building field and hiring workers, or a subcontractor to be able to actually build the project such as home.
While a contractor is generally focusing on the supervising and hiring subcontractors, they may choose to perform, some of the stipulated work in the contract themselves. The contract is responsible for the quality of the work that is carried out by the contractors. A subcontractor is a business or person that is signing a contract in order to carry out all or some part of contract from another person. They are usually hired a contractor to be able to perform a particular part of the project. They will relieve the primary contractor on the part of the involved work in the project, or they are going to perform the work into a higher level or quite lower cost that the primary contractor can. For instance, contractors can be contracted to build a home, and as part of the project, they can hire an electrical firm or an electrician to carry out all the required electrical work in the home.
When employing a contractor or subcontractor, you need to make sure that they are correctly licensed. You may check the details of the license as you ask for their documentation or license card or with the relevant national or state authority if you doubt. To use an expert without license may be dangerous because you can be responsible for any injuries that will occur while they work on your project, and there is not legal recourse when you are not satisfied with the work performed.
One of the best things that you can do when hiring a contractor or the subcontractors is getting references from people. Make sure that the people, whom you will contact, experience the same or similar work performed, and that they have been satisfied with the level of work and performance they carried out. You can get quotations from various contractors. You should not go necessarily for the lowest quote. It would be best to pay quite more if it means you will be more comfortable with him/her.
Various projects will involve a contract. This contract must not be signed until you have read it thoroughly, and made sure that the contractor is insured and licensed for the work they are going to perform. If there is anything that you do not understand clearly, never hesitate to ask questions to the contractors, or you can take the contract to an attorney for clarification. Changes must be made on your request. The contract must include the particular aspects of the job, debris removal, cleanup, and some other follow-ups or guarantees provided.
