Flat Renovations: What to Do and What to Avoid

If you have just gotten the keys to your new flat, it is important to know what is allowed by the HDB and what is not. If you are just starting out, some careful planning can help you avoid any potential problems when it comes to HDB flat renovations.

First of all, you much make sure that the person or company that does work on your home is a HDB Registered Renovation Contractor (RRC). This is extremely important because failing to abide by this guideline could result in a fine of up to $5,000 as well as other penalties. When it comes to the HDB, there are some very strict rules in place as to what is allowed for renovations. Here are a summary of what you should avoided.

Don't compromise structural integrity

Overloading a structure by applying loads of greater than 150 kilograms per metre square of floor area is not allowed. This is to ensure that the structural integrity of a building is not compromised. You will want to watch out for this especially if you are installing a free-standing bathtub in your bathroom.

Figure out which structures you can alter

Hacking or removing structural entities is not allowed. Therefore, if you are planning to renovations to columns, beams or reinforced concrete walls, you should be aware that these activities will not be approved by the HDB. You should check first to see what is actually allowed before you start making changes.

Altering the building facade is not allowed

Altering the building façade is not allowed and this even includes painting an area that is outside of your flat. Small things such as window ledges, common corridors and ceilings are also not allowed to be painted or altered.

Make sure that you observe the 3-year waiting period

You may not move right in and start making alterations to your flat. You must wait until at least three years after the block has been completed in order to ensure that the waterproofing membrane that has been applied to the cement screed will prevent water leakage.

Make sure you get the right authorisations

It is extremely important that you make sure that you obtain the right permits and authorisations in order to begin your renovation. At the end of the day, you are responsible to the HDB. Therefore, you should make sure that you are in compliance with the HDB regulations if you want to ensure that your renovation job goes smoothly.
