Things Not Allowed for HDB Flat Renovation


 

Now that you've gotten your keys to your home, you may be ready to get started with some renovations. However, it is important to make sure that your renovation is allowed by the HDB. Here are some important rules to know before starting on a renovation for an HDB flat.

Don't Overload the Structure

When it comes to renovations, you should never perform work that will compromise the structural integrity of the building. A good way to avoid this is by making sure that you do not any loads of 150 kilograms per meter of square floor area. If you will be installing a large object, such as a free-standing bathtub, check the weight before you get started.

Don't Raise the Floor Level Too High

HDB rules specify that you are not allowed to raise your floor level more than 5 centimeters by using concrete. This also includes the thickness of any finishing, such as tiles. If your goal is to install a platform, make sure that the frame has been constructed from other materials such as timber joists.

Don't Alter the Façade of the Building

HDB rules specify that the façade of the building may not be altered in any way. This rule extends to painting the outside of your flat, like window ledges, common corridor walls, and the ceilings. 

Get a Permit from the HDB 

Before starting a renovation, it is strongly recommended that you check with the HDB. Some renovation projects, as previously mentioned, might require a permit. In order to obtain this permit, you will need to submit some information to the HDB and get approval. If you attempt to do work without a permit, you could be risking legal problems and fines, as well as, being ordered to reinstate the building to its original design. To avoid all of these problems, checking with the HDB first is the best option.

Get the Timing Right

The HDB requires that you do not make immediate changes to a new flat. Therefore, if you have just purchased your flat, you will be required to wait 3 years before making any changes to your flat. This also will ensure that the waterproofing membrane laid on the cement screed will offer complete protection against water leakage.

If you are able to get the renovation done because the three-year waiting period has already expired, you must make sure that your project will be completed in time. When you request a permit for a renovation, you need to make sure that the approved work is completed within three months for new blocks and one month for existing blocks.
