All About Renovation Cost in South African

South Africa owners looking to complete renovations on their homes in South Africa will immediately be asking themselves one question. How much will it cost? This is always going to be an important consideration because the owner must make sure that their plans match their budget. To find out how much a renovation is going to cost, you need to consider the plans in question. For instance, you might be interested in a full, luxury remodel. This is certainly going to cost more than your basic build service.

You should also consider the areas of the home that you’re thinking about renovating. Some will be more expensive than others. For instance, it is almost always going to cost more to renovate a kitchen compared to a bedroom or living area. To understand the costs of renovation we first need to look at the minimum amount that you might be charged.

Lowest Costs Of Renovation

First, it’s important to realize that the cost of the renovation will generally be based on the size of the property. On average, a builder in South Africa will complete renovation work at R 1 500 per square meter. However, that will be the basic service. If you want luxury fittings and finishings you could be looking at a cost as high as R 10 000.

If you pay for a luxury renovation service, you will typically be charged more than R 7 000 per square meter. However, this will include everything from proper insulation to a quality paint job and ensure that the best materials are used for the build. As such, it could be worth paying the extra money.

Your first step is deciding on the type of renovation you want to complete.

You might, for instance, decide to get a basic renovation build and complete the additional work yourself. This can dramatically limit the cost and mean that your renovation is easier to afford.

To look at this in more detail, we need to look at some examples of real renovation costs.

Renovation Examples

Let’s say that you were completing work on your bathroom. Bathrooms are always going to be expensive because they are one of the most important parts of the house when it comes time to sell. As such, a bathroom remodels can add a lot of value onto your property. In this example, a 4 meter squared bathroom cost a total of R 42 000 for renovation work. Noticeably, this is at the high end of the scale, and that’s not surprising. The renovation in question included replacing tiles, adding a pebble mosaic and installing new fittings such as a vanity cabinet. As such, the price, while high, covered what could be considered a luxury service.

For bathrooms, professional plumbers recommend that you shouldn’t attempt a renovation unless you have more than R 30 000 to spend. Otherwise, it can turn out as a complete disaster.

Another example would be a kitchen renovation. For a 20 meter squared kitchen, you could be looking at a cost of R 70 000. This included a completely new floor, granite countertops and a repaint of the cupboards. It’s worth pointing out that if the kitchen had needed new fixtures, it could have been far more expensive.

Finally, a completely new room on the house could cost up to R 100 000. This includes the construction of the roof, walls and aluminum doors. It does not include any work on the inside of the room. This would have been left up to the owner to complete them, otherwise, the cost would have been a lot higher.

Considerations On Cost

It is quite difficult to determine the costs of renovation work in South Africa without knowing the details of the renovation in question. As we have shown, different features can add a lot of money onto the overall price. For instance, you would pay significantly less for a bare room build compared to a new room with the fittings and furniture included.

You also need to think about what materials you will be using for the building work. For instance, true marble stone floors would be considerably more expensive compared to a different material with the same aesthetic.

You will also need to look into how the contractor you are using formulates costs. Some base everything on a square meter or cubic meter and this includes the duration of the job as well as labour costs. Others will calculate labour and material costs separately

Bills for renovation work will usually be completed on a pay monthly basis. This will ensure that the contractor gets the money they need for longer jobs while the client gains peace of mind that the project will be completed.

Renovating a home can be a fantastic opportunity, but you must be aware of how much it is going to cost. Otherwise, the final bill can be quite a shock.
